RENOVATED MARINA IS PART OF NEW DEVELOPMENT

Black Rock, a new residential and golf community currently under construction in Coeur d’Alene, Idaho, will also include a completely renovated marina in Rockford Bay on beautiful Lake Coeur d’Alene.

World-renowned marina constructor Bellingham Marine will replace all of the existing wood floats with its Unideck® concrete deck system. The marina will consist of 129 slips, ranging in size from 20′ to 40′ in length, and a new pumpout installation that will help the marina promote clean boating.

The facility will have ample berthing and many amenities to welcome transient boaters, including a new fueling station. In addition to breathtaking views, Rockford Bay already features a local general store and Shooters, a popular local restaurant. Adjacent to the marina, boaters and RV enthusiasts will find a boat launch and campground. At project’s end, Black Rock development will feature 381 homesites in a 650-acre gated community, an 18-hole championship golf course, an 800-acre river ranch with a 14,000 square foot lodge, the grand clubhouse and fine dining, and a concierge service.

KO OLINA RESORT & MARINA BUILDS 43-ACRE MARINA

With the traditional O’o and saltwater blessing by Kahu Kamaki Kanahele, Ko Olina Ocean Marina, LLC broke ground for a 43-acre, 270-slip marina development that is just the first phase in a new wave of activity coming ashore at Oahu’s largest and most luxurious resort development.

The 43-acre private marina, which will open in January, 2000, will cater to both sportfishing and recreational boaters with spacious, floating concrete docks able to accommodate vessels up to 150 feet in length and all the services mariners expect from a world-class facility. Next on the drawing board for the 642-acre Ko Olina (“Place of Joy”) Resort & Marina development is a 750-unit time-share project and a community of 1,500 condominium homes – both still in the planning stages – for a total investment of more than $1 billion. The master-planned, gated development on the western shore of Hawaii’s principal island already boasts the award-winning Ihilani Resort and Spa; the 18-hole Ted Robinson-designed Ko Olina Golf Club; the Paradise Cove cultural park; a string of jewel-like lagoons connected by 1.5 miles of seaside pathways; the new and popular, full-service Ko Olina Wedding Chapel; and the three-year-old Fairways at Ko Olina golf course residential community.

The new marina is a welcome addition to Hawaii’s capitol island, where boat slips are notoriously scarce. It’s a boater’s dream, with a launch ramp, 33 trailer parking stalls and a fuel dock to provide gasoline, diesel and pump-out services. Limited commercial moorage will also be available. Jeff Stone, co-manager of Ko Olina Resort & Marina, said, “This private marina, the first one built in Hawaii in 30 years, is the heart of the resort; and the resort will be an anchor for the ‘second city’ of Kapolei.” Stone anticipates that the Leeward community will become a leading force in the revitalizing of Hawaii’s economy with the upcoming flush of activity at Ko Olina.

The marina is expected to provide 60 jobs. General contractor North Pacific Construction is completing the dredging of the marina and will begin installation of floating concrete docks built by Bellingham Marine in late October, 1999. Bellingham Marine, based in Bellingham, Washington, specializes in precision-engineered flotation systems. Services provided to boaters will include electricity, water, telephone and cable television hookups, gas and diesel fuel dock, marina store, laundry and restroom facilities, barbecue and picnic areas and a controlled entry to the docks.

General contractors, Armstrong Builders for the harbormaster and Koga Engineering for the marina parking and utilities, are working under the direction of architect Fabrizio Medosi of Pacific Atelier, civil engineer Harvey Hida of Hida Okamoto & Associates and landscape architect Mike Miyabara of Miyabara & Associates. This portion of the development is expected to be completed in February, 2000. After a period of quiet following Ko Olina’s initial development in the mid-1990s, today’s groundbreaking ceremony is the symbolic beginning of a new era, a move to realizing the vision of a multifaceted “Place of Joy” beckoning to residents and visitors alike.

BAIR ISLAND MARINA IS FOCAL POINT OF THE COMMUNITY

Bair Island Marina, in the heart of Redwood City, California, is a unique, man-made boating facility owned by Irvine Apartment Communities. This modern, 100-boat marina was designed and built by single-source contractor Bellingham Marine, in conjunction with Irvine and its consulting engineer. Located in the center of Silicon Valley between San Francisco and San Jose, Bair Island is a dredged basin that was breached to fill with water and then shored by a sheet-steel pile seawall.

Many luxurious, California-style apartments surround this first-class marina in a development known as The Villas at Bair Island. Boat slips range in size from 35′ to 45′, with no live-aboards allowed, and slips can be rented now.

Silicon Valley is the center of the growing high-technology industry. With innovative companies such as Hewlett Packard, Apple computer and Tandem Computers at its core, the area affords many entrepreneurial and business opportunities. There is also a pronounced sense of community marked by an emphasis on cultural and philanthropic activities, a commitment to education and a passion for the outdoors.

The Marina Ramp Rider from Marina Accessories was installed to accommodate those with difficulty walking on stairs or inclines. It is estimated to have saved the marina’s owner $35,000 to provide barrier-free access.

AUSTRALIAN FACTORY EXPANDED FOR FLOATING DOCK PROD

Bellingham Marine Australia recently completed the expansion of its manufacturing facilities located at 17 Mile Rocks near Brisbane, Australia. The expansion doubled the enclosed manufacturing area to over 11,000 square feet. The addition to the existing steel building included the extension of the electric, 3-ton overhead crane system.

This increase in building space allows Bellingham to continue casting its concrete Unifloat and Pacific pontoon systems in a protected environment, out of the sun, wind and rain that is common to this area of Queensland. Phillip Greenman, Bellingham Marine Australia CEO, said, “This major expansion demonstrates our commitment to the Australasia market, not only in terms of production capacity, but also quality. The Australian factory is now on a par with any of the five other factories in the world-wide Bellingham Group.”

SOUTH AUSTRALIA BOASTS A NEW, HIGH-CLASS MARINA

South Australia has a new marina in Adelaide. It’s part of a multi-use residential and commercial development built by Baulderstone Hornibrook, one of the largest builder/developers in Australia. The company chose Bellingham Marine to supply and install its Unifloat concrete floating pontoon system for the 59-berth Holdfast Shores Marina.

Tony Caretti, Baulderstone’s manager for the project, said that the quality and reputation of Bellingham Marine and its pontoon systems were the primary reasons the company was chosen to build the marina and trenched fuel jetty. A special feature of the installation is the single berthing arrangement, which is considered the optimum in boat access because it allows each owner to have a finger pier along both sides of the boat.

Steel piles with HDPE sleeves were used to anchor the marina, and the docks feature service pedestals from Marine Technologies. Boaters and the general public can enjoy many restaurants and shops within the complex, thanks to a wide berth area and adjacent commercial boardwalk. This segment of the development also includes luxury apartments and penthouses, retail tenancies, visitors facilities and parking for over 700 vehicles.
