WHERE’S THE MONEY: HOW TO GET PROJECT FINANCING

For those owners that can bankroll their own development projects, congratulations. They’re at the top of the financial food chain. If they have enough cash flow and collateral to borrow money from banks at current low interest rates, they’re what bankers call “bankable,” and they’re in the pink. They can borrow at or near today’s historic low interest rates.

“There is plenty of money around,” said Sid Spiro, founder and president of Regent Bank in Davie, Fla. “But bankers are returning to traditional lending criteria. Basically, you need cash flow and character.”

There are three tiers of financing that marina developer’s access to fund a project: commercial paper, traditional banking and alternative lending or “bridge” loans. And there’s a new wrinkle: financing offered by the marina construction companies.

BREAKTHROUGH DESIGN AND STYLING FOR SYDNEY MARINAS

Rose Bay Marina, and the adjacent property, Point Piper Marina are so dramatic a departure from the ordinary, it’s difficult to imagine more outre marinas. The two new marinas were developed by Denis and Ned O’Neil of Addenbrooke Pty Ltd. and design-built by Bellingham Marine Australia (BMA). Located in southeast Sydney Harbour, they may be the highest expression of marina design anywhere in the world.

MIDDLE EAST MARINAS: LESSONS FROM AN EMERGING MARKET

In the 19th Century, the remote Galapagos Islands offered Darwin a laboratory for observing evolution and the competition among species for survival. In recent years, the Middle East has served the same purpose for competing marina systems.

The United Arab Emirates (UAE) has been the focal point of this unplanned ‘survival of the fittest’ experiment because of rapid evolution of pontoon systems in the area.

HARBOUR COMPLEXITIES CHALLENGE REDEVELOPMENT PLANS

Master planning for the redevelopment of Auckland’s Westhaven Marina hit full stride following a January 2012 factfinding visit by marina consulting firm Marina Projects of Portsmouth, UK. The project was commissioned by Waterfront Auckland – a property development and operating arm of the Auckland Council – and the study will provide Waterfront Auckland with a plan for the phased replacement of old marina structures with a better configuration.

Everyday a marina’s electrical system provides a vital service for its customers – of of the basic luxuries and necessities of docking at a marina. for the boater, electrical power is life support; it keeps batteries charged, bilge pumps operating, humidity low and alarm systems on alert. An electrical system may not always be highest on a marina operator’s agenda, but when problems occur, they never escape the boaters’ attention.
