MARINE CENTER IN CHANNEL ISLANDS HARBOR COMPLETES MAJOR RENOVATION

July 7, 2008 / No Comments

A community wide effort is underway in Channel Islands Harbor, Oxnard, California. Marina operators and landside business owners dedicated to restoring the harbor’s infrastructure are working diligently to bring improvements to fruition. Owner, Steve Buenger of Marine Emporium Landing is investing over $10 million in improvements to his visitor serving retail center. The first phase of Construction, commenced in 2007, will be complete as of July 2008. This includes replacement of both the 34 year old dock system and the shoreside buildings.

One of the Landing’s two buildings burned down in October of 2005. Having been an active lessee within the Channel Islands Harbor for decades, Buenger was determined to rebuild. Development of a third building, approved long ago in the City’s Public Works Plan for the Center, was added to the project. “Since we would be engaged in the complex administrative process to permit the rebuild, it made sense to do it all at once,” said Semones, Project Manager for Marine Emporium Landing, LLC.

The 34 year old wood docks were also in need of replacement. “The design was a team effort. Bellingham Marine and URS Cash and Associates worked with us to optimize the use of our site and to build a marine facility that was beautiful as well as functional,” remarked Semones. Feedback on the completed rebuild has been overwhelmingly positive. “Our tenants had no idea it could look this good.”

The site was permitted for a 65’ gangway. An 80’ gangway would have placed the docks further out into the channel and outside the lease hold. According to Semones, the option to use a 65’ gangway was a critical element in the construction process. “Compact dock design and efficient use of space was also important; Bellingham Marine worked with us to make the most of the area within our lease hold, and to meet the safety needs of visitors to our facility, including bringing the marina within ADA standards,” said Semones.

The facility at Marine Emporium Landing utilizes Unifloat docks and provides commercial space for water oriented services. Slips are 80’ to 100’ with a few 65’ slips. Docks are serviced with power, water and fire safety equipment. Space within the facility is leased to several sportfishing charter companies, an 87’ dinner cruise paddle wheeler, boat brokers, and an electric boat and kayak rental company.

Channel Islands Harbor has over 2,000 boat slips, several boat yards and a strong boat-centric philosophy. The goal of the Harbor Department and local businesses is to rebuild the harbor into a thriving visitor and local serving recreational destination concentrated on the community’s strong boating culture. According to an article which ran in the Ventura County Star in July 2007, over the next five years nearly $200 million in improvements will be made to the Harbor’s land side businesses with additional funds going to improve the Harbor’s marinas.

As the world’s leading marina design/build construction company, Bellingham Marine produces Unifloat saltwater systems, Unideck freshwater systems and Unistack dry storage systems for marinas worldwide.

MARINA IN SOUTHERN CALIFORNIA COMPLETES MAJOR RENOVATION

June 19, 2008 / No Comments

Channel Islands Harbor Marina in Oxnard, CA is abuzz with excitement and activity to both boaters and staff as the last of the new slips are opened and boats that were temporarily relocated returned. The original 523 slip facility underwent an extensive renovation to replace the marina’s deteriorating docks and to update utilities.

Scheduled to take up to two years to complete, the renovation was completed in just 15 months. URS-Cash and Associates and Bellingham Marine managed the design and construction of the new facility. “The completed marina looks great and feedback has been overwhelming positive,” said Brian Dunn, president of Vintage Marina Partners, operators of Channel Islands Harbor Marina.

“We had a few challenges along the way but the construction team worked hard to minimize disruptions and to keep the schedule on track.” A phased construction plan was developed to allow sections of the marina to remain in full operation throughout the course of the rebuild project.

The renovated facility boasts 420 Unifloat slips for boats from 24’ to 60’ in length. Additional side tie areas accommodate yachts up to 106’ in length, and space around the outside of the docks is designed for wet storage of dinghies, electric boats, PWC’s and other small craft.

Services on the docks include power, water, telephone, cable, and wireless internet access. New custom entry gates, 80’ ADA compliant gangways, and a security /monitoring system have also been installed. Bathrooms with showers and storage lockers are on-site for tenants and visitors.

Be sure to stop by Channel Islands Harbor Marina and see the new facilities during the Ventura County Boat Show July 10th – 13th. Visit the show’s website at www.ci-boatshow.com/overview.html for further details.

CONCRETE FLOAT MANUFACTURER RECEIVES AWARD FOR EXCELLENCE IN CONCRETE

May 14, 2008 / No Comments

Washington Aggregates and Concrete Association (WACA) recognized a number of Washington State contractors for exceptional projects on May 1st during its 2008 Excellence in Concrete banquet. A panel of independent industry professionals reviewed the award submissions. Bellingham Marine’s NW division in partnership with its local concrete supplier, Ferndale Ready Mix and Gravel received WACA’s Excellence in Concrete (EIC) Award in the area of technical merit. WACA’s EIC awards recognize projects that reflect the unique advantages of ready mix concrete and the teams that build them.

“It’s a tremendous honor and the highest form of flattery to receive this award,” remarked Bellingham Marine’s NW Division General Manager Jesse Ellenz. Bellingham received the EIC technical merit award for its work on Salpare Bay Marina, a 193 slip luxury marina located on the Columbia River near Portland, Oregon.

Salpare Bay marina features Bellingham Marine’s Unifloat concrete floating docks finished with a stamped deck and variegated grey color. The stamped pattern provides a cut stone surface appearance and has received many positive comments on it aesthetic beauty and fresh approach to creating a great walking surface. The durability, aesthetic qualities, and non-slip, sure-footed surface that concrete delivers make it a common dock material in today’s modern premier marinas.

Working with concrete in dock construction requires a thorough understanding of the material’s properties. “To achieve consistent freeboard and platform stability, the concrete produced must be mixed and batched within extremely tight tolerances. Failure to do so will significantly affect the overall performance characteristics of the float,” noted Keith Korthuis, a representative from Ferndale Ready Mix and Gravel.

As the world’s leading design/build marina construction company, Bellingham Marine produces Unifloat saltwater systems, Unideck freshwater systems and Unistack dry storage systems for marinas worldwide.

As the region’s leading supplier of concrete and gravel, Ferndale Ready Mix and Gravel provides a wide variety of concrete mix designs along with a wide array of sand and gravel products.

BELLINGHAM BUILT MARINAS RECOGNIZED FOR EXCELLENCE

May 8, 2008 / No Comments

The Marina at Keppel Bay in Singapore is one of Bellingham Marine’s latest projects and it has just been awarded the Christofle Award for Best New Marina in Asia. Bellingham Marine’s pontoon system was instrumental in the marina winning the accolade. The new marina was also host to Boat Asia 2008.

Bellingham Marine helped design and built the state of the art marina for the Keppel Bay marina using their Unifloat ® and Unifloat ® Wave Attenuator products. The attenuator is a 4 meter wide floating structure that protects the basin from wave action and keeps the waters in the marina calm. Phase one of the two phase project was completed earlier this year accommodating boats up to 61 meters. Upon completion of phase two the marina will boast capacity for 170 boats.

The staff at the Marina at Keppel Bay has taken part in marina training with the courses run on site by the Marina Industries Association of Australia (MIA) as part of the MIA Education Program of which Bellingham Marine Australia is a major sponsor.

Another Bellingham Marine project located to the south of Marina at Keppel Bay holds the Australian Marina of the Year awarded by the Australian Marine Industry Federation (AMIF). Soldiers Point Marina is located in Port Stephens, New South Wales and is a 100 berth marina utilizing Bellingham’s Unifloat® System. Each individual berth has services provided with Marine Technologies Pedestals, along with Foxtel, wireless internet and filtered water for the best drinking and cleanest boats.

Bellingham MD John Spragg said “it is a great achievement to have built both marinas taking out these prestigious awards in Australia and Asia, the dedication of our staff and the versatility of the Unifloat® System has shown again the “World Ties Up to Bellingham.”
